Baccarat Residences Miami

Baccarat Residences Miami is the French crystal house's first standalone residential tower, a 75-story glass high-rise at the mouth of the Miami River, where the river opens onto Biscayne Bay at the top of Brickell Avenue. Related Group and GTIS Partners are developing it with Arquitectonica as architect, while SH Hotels & Resorts, operator of Baccarat Hotels & Residences, will run the building and its services. The curved slab edges shift from floor to floor, giving the glass façade a gentle ripple as it rises above its neighbors on the river.

The residences

The developer plans 360 homes: 324 tower residences starting on the 15th floor, eight penthouses on the top floors and 28 flats and duplexes along the river promenade. Tower layouts run from one to four bedrooms and roughly 1,386 to 3,070 square feet of interior space, while the two upper penthouses reach up to about 9,000 square feet, with rooftop terraces, pools and summer kitchens. Every residence is a flow-through plan reached by two private elevators, with 10-foot ceilings, floor-to-ceiling glass and eight-foot-deep terraces facing the bay, the river and the city. Meyer Davis Studio designed the interiors, including Italian kitchen cabinetry fitted with Sub-Zero, Wolf and Cove appliances, and primary baths with freestanding tubs and rain showers.

Amenities and service

The amenity program covers more than 75,000 square feet. Highlights include a hammam spa, a fitness center, a grand salon and petit salon, a residents' lounge, a wine cellar and tasting salon, a billiards room, a screening room, a children's room and a glass orangerie, plus a 12th-level pool deck with a heated saline pool and cabanas. Gardens by Enzo Enea frame the private entrance and the riverwalk. A private marina with a residents' yacht and water taxi, a planned 10,000-square-foot waterfront restaurant and beach-club privileges at 1 Hotel South Beach extend the lifestyle beyond the tower. Services include 24-hour valet, concierge, in-residence dining and a house car for trips nearby.

Location and timing

Brickell City Centre, Brickell Key, Bayfront Park and downtown are all a short walk or drive away. Construction passed the 40th floor in early 2026, and completion is expected in early 2028, according to press reports.
