Faena Residences Miami

Faena Residences Miami brings the hospitality and culture brand behind the Faena District in Miami Beach to the Miami River. Fortune International Group and KAR Properties are developing two 68-story glass towers on a 1.8-acre riverfront site at 24 SW 4th Street, directly across the water from Brickell City Centre. The design is one of the last by the late Rafael Viñoly, and its signature is a sky bridge that links the towers about 700 feet above the river.

The residences

About 434 residences range from one to four bedrooms and roughly 700 to 3,300 square feet, with larger River Lofts, Sky Lofts, Sky Villas and penthouses. Bryan O'Sullivan Studio designed the interiors with Faena's in-house design studio: travertine floors, floor-to-ceiling impact glass opening to 10-foot-deep terraces, Italian kitchens with natural stone and Gaggenau appliances, and primary baths in natural stone with handcrafted vanities. Many homes are reached through private or semi-private elevator vestibules. At the top, a penthouse collection spans floors 62 to 67 and is crowned by a two-level residence of about 8,200 square feet with a private rooftop pool.

Faena Rose and the sky bridge

The three-level, 45,000-square-foot sky bridge holds Faena Rose, the residents' private club. Its program includes a library lounge, private dining, a theater, a recording studio and creative spaces, and Faena Beach on the 64th floor, an infinity pool with cabanas and butler service looking out over Biscayne Bay. Faena's cultural programming of screenings, performances and chef dinners is part of daily life in the building.

Wellness and arrival

On the podium, the Tierra Santa Healing House combines a spa and hammam, cold plunge and red-light therapy with fitness and movement studios, a padel court, pools and gardens by Sasaki. Residents arrive through a riverfront porte-cochère into The Cathedral, a lobby built around commissioned art, and a marine concierge arranges boat service on the river.

Timeline

Sales launched in 2025. At the time, the developers expected construction to begin in the second half of 2026, with completion in 2029.
