Four Seasons Private Residences Coconut Grove
Miami, FL
Overview
Florida's first standalone Four Seasons residential building: a 20-story tower on Biscayne Bay in Coconut Grove by CMC Group and Fort Partners, with 70 residences, interiors by Michele Bönan and full Four Seasons service without a hotel.
Four Seasons Private Residences Coconut Grove is rising on the bayfront at 2699 South Bayshore Drive, beside SW 27th Avenue, on the site of a former office building. Developed by Ugo Colombo's CMC Group and Nadim Ashi's Fort Partners, it is the first standalone Four Seasons residential building in Florida. There is no hotel, so the brand's staff and services are devoted entirely to the owners of its 70 homes.
Architecture and interiors
Revuelta Architecture International shaped the 20-story tower with softly curving floor plates and continuous glass balconies that turn every residence toward Biscayne Bay and the Grove's tree canopy, while Raymond Jungles is designing the landscape. The interiors are by Florentine architect Michele Bönan, known for the J.K. Place hotels, who works with travertine, Calacatta and Carrara marble, linen and raffia, and greets residents with palm-leaf reliefs in the lobby.
The residences
Homes range from two to four bedrooms and roughly 2,025 to 3,975 square feet, arranged as Bay Residences on the lower floors and Tower Residences above the amenity level, crowned by four penthouses of up to about 9,690 square feet. Each is reached by private elevator into its own foyer, with ceilings of about 10 feet 4 inches to 11 feet 6 inches. Kitchens are bespoke Molteni&C designs finished by Bönan, bathrooms are clad in Italian marble, and Lutron lighting and Crestron automation come standard.
Amenities and service
A signature restaurant on the ground floor also delivers in-residence dining. Residents share a library, a bar lounge and a palm-framed pool deck, along with a fitness center, yoga studio, children's area and private event room. The spa centers on the Caesar Experience, a Roman-inspired circuit of warm and cold rooms created with Hofer Group, with an indoor hydromassage pool, saunas, a cold plunge and massage rooms. A Four Seasons Director of Residences oversees concierge, valet, housekeeping, butler and wellness services, and owners are invited to apply for membership of The Surf Club Private in Surfside.
Timeline
Sales opened in 2024, construction began in October 2025 and the tower went vertical in mid-2026, with completion expected in 2028.
