Overview

Swire Properties' two-tower finale on the southern tip of Brickell Key: 326 residences serviced by Mandarin Oriental in KPF-designed towers, with interiors by Tristan Auer and Laura Gonzalez, a 100,000-square-foot resort podium and the brand's planned North American flagship hotel.

The Residences at Mandarin Oriental, Miami occupies the southern tip of Brickell Key, the 44-acre island Swire Properties has been shaping since the late 1970s. The site held the original Mandarin Oriental hotel, which opened in 2000 and was taken down in April 2026 to make way for its successor. Construction began with a groundbreaking on October 1, 2026, and the developer is targeting completion in 2030. Kohn Pedersen Fox (KPF) designed both towers, which are joined by a 100,000-square-foot, multi-tiered amenity podium landscaped by Thailand-based Shma, with lighting by Speirs Major.

Two towers

The 66-story South Tower rises roughly 800 feet and is given over entirely to 228 private residences of two to five bedrooms, topped by two duplex penthouses with private pools. The 33-story North Tower pairs a 121-room Mandarin Oriental hotel, planned as the brand's North American flagship, with 70 private residences of two to four bedrooms and 28 turnkey Hotel Collection residences of one and two bedrooms.

The residences

Parisian designer Tristan Auer created the South Tower interiors: private elevators and lobbies, 11-foot ceilings, natural stone floors and floor-to-ceiling sliding doors opening onto terraces about 12 feet deep. Kitchens combine Molteni&C cabinetry with Gaggenau appliances and Dornbracht fixtures, and select homes add staff quarters or an infrared sauna. Interiors in the published South Tower plans range from about 2,333 to 5,840 square feet. In the North Tower, Laura Gonzalez, in her first U.S. residential development, brings a palette of blues and sands, soft curves and organic textures to homes of roughly 1,577 to 3,247 square feet.

Amenities and service

The podium is planned like a resort: an ocean pool with cabanas facing Fisher Island and Key Biscayne, a lagoon pool lined with six private villas, tea and dining pavilions, forest yoga and garden walks, and a wellness deck with hot and cold plunge pools, saunas and a hammam. A Technogym fitness atelier, a multi-use sports court, a private dining room and wine cellar, a game room with golf simulator, a screening lounge, a kids' club and a business lounge complete the program. A residential team trained by Mandarin Oriental is on hand around the clock, and the hotel's spa and restaurants are steps away.

Location

Brickell Key sits just across the water from Brickell and downtown Miami, with gated access to the residences and a 1.5-mile Bay Walk along the island's waterfront.
