A boutique, 15-story oceanfront tower by Kobi Karp behind the historic Sagamore at the beach end of Lincoln Road, with just 30 one- to five-bedroom residences, two duplex penthouses with private rooftop pools, Ritz-Carlton service and dining by José Andrés.
The Ritz-Carlton Residences, South Beach is a 15-story tower rising behind the restored Sagamore hotel at 1671 Collins Avenue, where Lincoln Road meets the Atlantic. Architect Kobi Karp drew on two references for the design: the oceanfront setting and the mid-century work of Morris Lapidus, who reshaped Lincoln Road in the 1950s. Part of the tower is cantilevered over the north wing of the neighboring Ritz-Carlton, South Beach, and only 30 homes share the building.
The residences
The collection runs from one to five bedrooms, topped by two duplex penthouses with private rooftop terraces, pools and outdoor kitchens. The published floor plans range from about 1,200 to 4,500 square feet inside, with terraces of up to 1,040 square feet. Most homes have a private elevator entry, wrap-around glass-railed terraces and 10-foot ceilings with floor-to-ceiling windows. Studio Munge designed the interiors: Bianco Rhino marble kitchens with honey oak cabinetry and integrated Gaggenau appliances, Covelano marble primary baths with freestanding tubs, French white oak floors and Lutron lighting control.
Amenities and Ritz-Carlton service
The developer counts more than 50,000 square feet of amenities across the residences and the adjoining hotel. Inside the tower are a double-height lobby overlooking a sculpture garden by Naturalficial, an entertainment lounge with a chef's kitchen, a Technogym fitness center with treatment rooms, a screening room with an onyx bar, and an amenity-level pool terrace with cabanas facing the ocean. Residents also have access to the hotel's spa, its two beachfront pools and a residents' beach club. José Andrés oversees the dining, from Zaytinya and the Lapidus Bar to in-residence catering. Owners also receive benefits at Marriott's luxury hotels worldwide.
Location
The site sits on the sand at the ocean end of Lincoln Road, steps from the shops and cafés of Lincoln Road and a short walk from the Art Deco Historic District and the New World Center. The developer is also leading a $12 million public-private redesign of the eastern blocks of Lincoln Road and its beachwalk entrance.
