Vita at Grove Isle

Vita at Grove Isle is a seven-story condominium of 65 residences on Grove Isle, a 20-acre private island in Biscayne Bay reached by a gated bridge from Coconut Grove. It is the latest project from Ugo Colombo's CMC Group, the developer of Bristol Tower, Grovenor House and Brickell Flatiron, and marks Colombo's return to the Grove. The building received its temporary certificate of occupancy in December 2025, and closings are under way.

Architecture

CallisonRTKL shaped Vita as one long curve that follows the island's shoreline, so every residence faces the bay. Two open-air passages divide it into three connected buildings, Mare, Luce and Sole, Italian for sea, light and sun. Interiors and amenity spaces are by the Italian studio A++, and Colombo, a Milan native, oversaw the finishes himself, down to marble chosen at Italian quarries.

The residences

Homes have three or four bedrooms, some with a den, and roughly 2,400 to 5,100 square feet of interior space. A private elevator opens into each residence's own foyer, and the living areas, primary suite and primary bath look across the water through walls of glass that open onto terraces about 13 feet deep. Molteni&C kitchens conceal a full suite of Miele appliances, while primary baths are clad in book-matched Italian marble by Margraf, with Noorth soaking tubs, steam showers and Dornbracht fittings. Lutron HomeWorks lighting, multi-zone climate control, point-of-use water filtration, fiber internet and soundproofed walls are standard.

The 12 two-story penthouses on the sixth and seventh floors add 11-foot ceilings, a floating staircase and a rooftop terrace with a private pool and covered summer kitchen. They offer roughly 3,600 to 7,000 square feet inside and 2,800 to 5,700 square feet of terraces.

Amenities and island life

The clubhouse places a residents-only bayfront pool, poolside bar and lounge at the water's edge, with a gym, studio, spa and private event space upstairs. Its second floor holds La Sponda, an Italian restaurant from Gioia Hospitality Group that is open to the public and was scheduled to open in September 2026. Owners receive a house membership to the Vita at Grove Isle Club, with lighted tennis, pickleball and padel courts, and the island adds a marina with boat slips, children's playgrounds and a baywalk along its shore. Enclosed private garages, 24-hour valet, concierge service and the Vita Linc resident app round out daily life, with Coconut Grove's village center minutes away and Brickell about 15 minutes by car.
