Florida's first supertall: a 100-story, 1,049-foot tower of nine offset glass cubes on Biscayne Boulevard, pairing a 205-room Waldorf Astoria hotel with 360 fully finished residences and full hotel services, designed by Carlos Ott with Sieger Suarez Architects.
Waldorf Astoria Residences Miami is rising at 300 Biscayne Boulevard in Downtown Miami, facing Bayfront Park and Bayside Marketplace with open views across Biscayne Bay to Miami Beach and the Atlantic. Conceived by architect Carlos Ott with Sieger Suarez Architects as architect of record, the 100-story tower is a stack of nine glass cubes, each shifted off the one below, reaching 1,049 feet. When it is finished it will be the tallest building in Florida and the state's first supertall.

The first three cubes hold a 205-room Waldorf Astoria hotel with its restaurants, spa and meeting spaces. The six cubes above are reserved for 360 private residences, from fully furnished Junior Suites of about 516 square feet to four-bedroom homes of more than 3,500 square feet, with a penthouse collection in the ninth cube. Every residence is delivered finished, with interiors by BAMO, floor-to-ceiling windows up to 11 feet tall, Italkraft cabinetry with Sub-Zero and Wolf appliances, custom Italian vanities, Dornbracht, Waterworks and Duravit fixtures, and a Savant smart-home system.
Living with Waldorf Astoria service
Residents arrive through a private porte-cochère with 24-hour valet and are greeted in a third-level residential lobby overlooking the bay. Private spaces include a double-height owners' lounge with billiards, an entertainment room and a catering kitchen, a private bar and wine-tasting room, and a residents' pool deck with whirlpools. Through the hotel, owners can also use Peacock Alley with its signature clock, a resort pool with cabanas and an outdoor café, a signature restaurant and all-day brasserie, the spa and fitness center and a kids' club, and can order room service, spa treatments or the house car through a residents' app.
Construction and location
Property Markets Group is developing the tower with Greybrook Realty Partners, S2 Development and Mohari Hospitality, and John Moriarty & Associates is the general contractor. By late summer 2026 the concrete structure had reached the ninth and final cube, and completion is expected in 2028. Kaseya Center, Museum Park, the Pérez Art Museum and Miami Worldcenter are a short walk away, with Brickell, Wynwood and Miami Beach minutes by car.
