Faena Residences Miami and Faena House are two different buildings in two different places. Faena Residences Miami is a new development planned for the Miami River, on the mainland, with two 68-story towers and a completion date still years away. Faena House is a finished oceanfront condominium on Collins Avenue in Miami Beach, and its homes change hands as resales. Both carry the Faena name, which is why searches for one often land on the other.
Faena Residences Miami: the new Miami River project
Faena Residences Miami is a pre-construction condominium project at 24 SW 4th Street in Miami, on the Miami River. It is Faena's first standalone residential project on the mainland (Galerie, 2025).
- Towers: two 68-story towers designed by Rafael Viñoly Architects, joined by a three-level sky bridge of about 45,000 square feet that houses the Faena Rose private club.
- Residences: about 434 homes from one to four bedrooms, plus lofts and penthouses. Early press reports said 440.
- Developers: Fortune International Group and KAR Properties, partnering with Faena.
- Pricing: from approximately $1.4 million, with penthouses up to $39.5 million, per the site's project page. In July 2026 The Real Deal reported a $30 million penthouse presale in the east tower.
- Timing: completion is estimated at 2029 on this site's project page. A late-October 2026 report on the project's $817 million construction loan from Tyko Capital gave early 2030 (Bisnow, Oct 29, 2026), so the date is still moving. Faena House: the completed Miami Beach condominium
Faena House is at 3315 Collins Avenue, in the Mid-Beach part of Miami Beach, and is a completed oceanfront condominium.
- Size: 44 residences, in a building reported as 17 or 18 stories depending on the source.
- Architect: Foster + Partners. Coastal Construction, the builder, lists Revuelta Architects International as a collaborator.
- Developer: Faena Group. The Real Deal names Alan Faena and Len Blavatnik as the developers.
- Completed: sales began in September 2015 (Worth), and Coastal Construction lists the project as completed in 2016.
- Notable sales: in October 2015 a Faena House penthouse sold for $29 million, per The Real Deal.

Faena Hotel Miami Beach and the Faena District
Two more names add to the confusion.
- Faena Hotel Miami Beach is a hotel at 3201 Collins Avenue. It opened in November 2015 in the renovated Saxony Hotel, which dates to 1948 (Wikipedia).
- The Faena District is a multi-block area in Mid-Beach created by Alan Faena with filmmaker Baz Luhrmann and architect Rem Koolhaas (Worth, 2016). Its components include the Faena Forum, Faena Theater, Faena Bazaar and the pool and beach (Faena website).
Faena House sits in the Faena District. Faena Residences Miami does not. It is on the Miami River.
