The towers

The Perigon Miami Beach

The Perigon is a 17-story oceanfront condominium at 5333 Collins Avenue, designed by OMA, the firm founded by Rem Koolhaas. It has 73 two- to four-bedroom residences of roughly 2,121 to 5,778 square feet, according to published plans, with interiors by Tara Bernerd & Partners. Mast Capital and Starwood Capital Group are the developers.

The site has almost 200 feet of beachfront on more than 2.5 acres. The building topped out in March 2026, and Florida YIMBY reported remaining residences from $12.55M at that time. Occupancy is expected in summer 2027. See The Perigon Miami Beach.

The Ritz-Carlton Residences, South Beach

This 15-story tower by Kobi Karp stands behind the historic Sagamore at the beach end of Lincoln Road. It has 30 one- to five-bedroom residences, from about 1,197 to 4,520 square feet in published plans, plus two duplex penthouses with private rooftop pools that are offered together at $125M.

Ritz-Carlton provides the service, and José Andrés is responsible for culinary programming. Sobe Sky Development, led by Flag Luxury Group with Ben-Josef Group and Lionstone Development, is the developer. The site lists it as pre-construction, with completion estimated for Q2 2028. See The Ritz-Carlton Residences, South Beach.

La Baia North (Bay Harbor Islands)

La Baia North is in Bay Harbor Islands at 9481 East Bay Harbor Drive. Bay Harbor Islands is a separate municipality from Miami Beach, just north of it. The Continuum Company is building an eight-story building of 57 two-bedroom-plus-den to four-bedroom residences, with private boat slips and a 10,000-square-foot rooftop deck. Residences run about 1,400 to 2,100 square feet. Florida YIMBY reported the building topped off in April 2026, and delivery is planned for early 2027. See La Baia North.

Other new projects nearby

Several other projects are not on this site's tower pages, so they are listed without links. Figures come from the sources named, and developers update them often.

  • Residences at Six Fisher Island: a 10-story, 50-residence building on Fisher Island by Related Group, with a 2027 target and prices from $15.6M, per Haute Residence (updated Sept 30, 2026). Fisher Island is a separate private island, not part of the Beach neighborhoods.

Gabriella Gonda can share current availability for these and other projects on request.

What to know about South Beach, Mid-Beach and North Beach

Miami Beach sits on barrier islands between the Atlantic Ocean and Biscayne Bay. The 2020 census counted 82,890 residents, according to Wikipedia. Details on the city's neighborhood page cover it further.

  • South Beach: the southernmost part of the city, running from about 1st Street to about 23rd Street, per Wikipedia. It includes the Miami Beach Architectural District, which was listed on the National Register of Historic Places in 1979 and contains hundreds of buildings from 1923 to 1943. Lincoln Road, which runs between 16th and 17th Streets, is known for outdoor dining and shopping. The Ritz-Carlton Residences are at the beach end of Lincoln Road.
  • Mid-Beach: the area north of South Beach along Collins Avenue. The Perigon is at 5333 Collins Avenue. The sources checked for this page do not give a formal boundary, so confirm a specific address's neighborhood with Gabriella Gonda.
  • North Beach: the northern part of the city. Gabriella Gonda can share the new projects currently selling there.

Historic-district rules matter in South Beach. Wikipedia notes that historic districts created in 1986 and 1992 cover much of Collins Avenue in South Beach. Buyers of older buildings should ask what protections apply to a specific property.

How buying new construction works

Many new towers sell residences before completion. Buying a pre-construction condo in Miami explains deposits, timeline and closing. Florida's condo laws changed after the Surfside collapse, and Florida condo law for new construction explains what that means for new versus older buildings. Readers living abroad can start with the foreign-buyer guide. Confirm legal and tax points with a Florida real estate attorney or tax advisor.

Other branded towers across the county are on the Miami new-construction hub. Related pages cover Sunny Isles Beach, Fort Lauderdale and branded residences. For Ritz-Carlton specifically, read Ritz-Carlton South Beach vs Ritz-Carlton Miami Beach.
