The 19 towers by delivery year

Dates are the estimates on each tower page, as of November 2026.

  • 2027: La Baia North (January), Cipriani Residences Miami (summer), The Perigon Miami Beach (summer), Villa Miami (late) and The St. Regis Residences, Miami (end of year).
  • 2028: Baccarat Residences Miami (early), Waldorf Astoria Residences Miami, Okan Tower Miami, Four Seasons Private Residences Coconut Grove, Bentley Residences Miami, The Ritz-Carlton Residences, South Beach (Q2) and Ombelle Fort Lauderdale (per Florida YIMBY).

  • Completed or not yet dated: Vita at Grove Isle is completed. EDITION Residences has no announced delivery date, and Bungalow East has none on this site.

Pre-construction, new construction and completed

These terms are used differently across the market. Here is how this page uses them, matching the status labels on each tower page.

  • Pre-construction: sales are open, but the building has not started rising. Examples: 619 Brickell, Faena Residences Miami, EDITION Residences and The Ritz-Carlton Residences, South Beach. Delivery dates are the furthest away, and they are the most likely to move.
  • Under construction: building work has started and the developer has published an estimated delivery date. Eleven towers on this page are in this stage. Several have already topped out or passed their midpoint.
  • Completed: the building has received occupancy approval and owners are closing. Vita at Grove Isle is the example here, with a temporary certificate of occupancy issued in December 2025.

"New construction" is often used for all three stages. Delivery dates in the first two are estimates. Sources often disagree, so verify the date with Gabriella Gonda before relying on it. For deposits, timelines and closing, read the pre-construction buying guide. Buyers should have a Florida real estate attorney review any purchase contract. For the legal rules on new buildings, see Florida condo law for new construction.

How to compare the towers

  • Status and timing: a tower under construction has a firmer delivery estimate than a pre-construction one, though both can change.
  • Brand and services: most of the towers carry a hotel or hospitality brand. The branded residences guide explains what each brand provides.
  • Penthouses: top-floor homes are covered in Miami penthouses in new developments.
  • Height: for the tallest towers on the skyline, see the tallest buildings in Miami.
  • Market data: see the Miami condo market in 2026 for market-wide figures. This page tracks developer "from" prices, not market averages.
  • Buyers from abroad: the foreign-buyer guide covers the process. Confirm tax and legal questions with a Florida real estate attorney or tax advisor.
