What Brickell is

Brickell is the financial district of Miami. It sits south of the Miami River and the central business district, east of Interstate 95 and north of Coconut Grove, and runs east to Biscayne Bay. Brickell Avenue and the neighborhood take their name from Mary and William Brickell. Mansions along the avenue earned it the nickname "Millionaire's Row" in the early 20th century, and from the 1970s office towers, hotels and apartments replaced many of them, according to Wikipedia.

Three details matter for daily use:

  • Brickell City Centre: a mixed-use complex built by Swire Properties with an open-air shopping center, condo towers, a hotel and Class A offices. WLRN described it in 2016 as a 5.4-million-square-foot complex, and Swire renovated the adjoining Metromover Eighth Street Station.
  • Metromover: Miami-Dade County runs it as a free people mover with 21 stations on three loops. Service runs 5:30 a.m. to 10 p.m. daily. Wikipedia counts five stations of the Brickell Loop inside Brickell. Check the county's page for station closures.
  • Metrorail: one Brickell station, at SW 11th Street and 1st Avenue.

Brickell Key is a separate island a few hundred feet east of northeastern Brickell, with high-rise residential and hotel towers. The Mandarin Oriental project is there.

What to know about buying new construction in Brickell

Pre-construction and under-construction condos are bought before the building is finished, so the delivery date is a developer estimate, not a guarantee. Sources already differ on several towers. For example, press reports put Baccarat's completion in early 2028, and the developer's site says 2028.

  • Status varies by tower. Of the six towers above, four are under construction and two (619 Brickell and Faena Residences) are pre-construction. The pre-construction towers have the longest waits: closings begin in 2031 at 619 Brickell and are estimated for 2029 at Faena.
  • Pricing spans a wide range. Cipriani starts at $1.8M, and 619 Brickell reaches over $60M. Gabriella Gonda's price lists give the current numbers by floor plan.
  • Deposits, contracts and closing. Deposit schedules and closing timelines differ by tower. The pre-construction buying guide explains how they work, and Florida's post-Surfside condo rules are covered in Florida condo law for new construction. Buyers should confirm contract terms with a Florida real estate attorney.
  • Foreign buyers. The foreign-buyer guide covers the rules that apply. Confirm tax and legal questions with a Florida real estate attorney or tax advisor.
  • Branded towers. All six carry a hospitality or lifestyle brand. The branded residences guide explains what services come with each. The Brickell neighborhood guide covers the area itself.
