Visiting Miami's New-Development Sales Galleries

Private, by-appointment visits to the sales galleries for every tower on this site, arranged by Gabriella Gonda.

Most new-development towers in Miami sell from a sales gallery near, not at, the construction site. Visits are by private appointment, and Gabriella Gonda arranges them for every tower on this site, including Bentley Residences Miami, Four Seasons Private Residences Coconut Grove, Villa Miami and Vita at Grove Isle. She confirms the location and time when she books. Book a private gallery tour.

Prices change, and she has current price lists for every tower.

The galleries buyers search for

The Bentley Residences gallery in Sunny Isles Beach was announced in January 2022 as a 12,000-square-foot space, separate from the building site. Visits are by appointment. The tower has 216 residences with private pools and sky garages. See Bentley Residences.

The gallery is separate from the tower site on South Bayshore Drive, and visits are by appointment. The building will have 70 residences, with completion estimated for 2028. See the Four Seasons residences.

Villa Miami is a 70-residence tower under construction in Edgewater, with visits by appointment. See Villa Miami.

Vita at Grove Isle sales center

Vita is complete, so a visit can include the finished building on Grove Isle. See Vita at Grove Isle.

A gallery is a marketing space: scale models, renderings, finish samples and often a model residence. Bisnow reported in October 2026 that developers are spending millions on sales galleries. Treat what you see as a presentation of the plan, not the finished building.

The documents matter more than the display. Under Florida Statutes section 718.503, a developer must furnish the prospectus or condominium documents, including the estimated operating budget, and a buyer may cancel within 15 days after receiving all of them. Section 718.202 requires developers to escrow deposits of up to 10 percent of the price while construction is not substantially complete, and allows funds above 10 percent to be used for construction if the contract permits. Confirm the details with a Florida real estate attorney.

Treat anything said at the gallery as secondary to the contract and the condominium documents, and ask for plans, finish schedules and square-footage terms as contract exhibits.

What to bring and what to ask

Bring a short list of priorities, such as bedrooms, view direction and outdoor space, and the floor plans you want to compare. If you will finance, a mortgage pre-approval letter helps. Foreign buyers can start with the foreign-buyer guide.

Ask these questions, and ask for the answers in writing:

  • Deposit schedule. Ask what is due at signing, at groundbreaking, at top-out and at closing, how much is held in escrow, and what the developer may spend on construction.
  • Finish options. Ask which finishes and appliances are written into the contract. Ask which items might be substituted. Ask whether upgrades are available and what they cost.
  • Rental rules. Does the declaration allow leasing, and for what minimum term? Okan Tower, for example, offers an optional Hilton rental program for its Hilton Residences.
  • HOA estimate. What does the estimated operating budget assume, and what services does it cover? Compare the budget with the service level promised.
  • Delivery date. What is the estimated completion, and what is the contract's outside date?
  • Plan changes. Look for phrases such as "or equivalent," and ask how much square-footage variance the contract allows without a price adjustment.
  • Closing costs. Ask for the exact developer closing fee and the association working-capital contribution in writing.
  • Assignment. Ask whether you can sell the contract before closing, and what fees apply.
