Penthouse collections at Miami's new towers, with published prices from $16.2M to $125M as of November 2026.

Published penthouse prices at the new Miami towers on this page run from $16.2 million (a 2023 asking price at Cipriani) to $125 million (two duplex penthouses offered together at The Ritz-Carlton Residences, South Beach), as of November 2026. Recent contracts sit in the middle of that range: $49.9 million for each of two penthouses at The Residences at Mandarin Oriental, Miami, a reported $47 million at The St. Regis Residences, Miami, and $30 million for a duplex at Faena Residences Miami.

Penthouse profiles

Waldorf Astoria Residences Miami

The 100-story, 1,049-foot tower at 300 Biscayne Boulevard includes a penthouse collection above 360 residences. The developers have not published collection pricing in the sources reviewed. The tower's best-known penthouse, the "Mansion in the Sky," occupies the top five floors and runs just under 34,000 square feet with 10 bedrooms. Cipriani Residences Miami

The developer's penthouse page shows two units spanning levels 80 to 82. Penthouse 3 has 6,144 sq ft inside, a 3,533 sq ft terrace, five bedrooms, a pool and a 20-foot-ceiling great room. Penthouse 4 has 4,763 sq ft, a 1,940 sq ft terrace and four bedrooms. No prices are listed there. Axios reported a $16.2 million asking price for Penthouse 1 in July 2023. The St. Regis Residences, Miami

The 50-story Brickell tower includes penthouses, Sky Villas and two garden Villas among 152 residences. Bloomberg reported on July 31, 2026 that a New York couple agreed to pay $47 million for a penthouse. Related Group's Nick Perez said the price was just below the mainland Miami condo sales record. The Residences at Mandarin Oriental, Miami

Two South Tower duplex penthouses each exceed 7,800 sq ft and have private pools. Swire Properties announced in March 2026 that both sold, at $49.9 million each, to separate buyers. Each has nearly 8,000 sq ft inside, five bedrooms and a rooftop terrace with a lap pool. The developer's site also shows a third, the Knightsbridge Penthouse, with Harrods Interior Design interiors. Villa Miami

Villa Triplo, the tower's penthouse, spans levels 53 to 55 in Edgewater. Profile Miami reported in December 2025 that it is priced at $55 million, with 12,752 sq ft inside, 2,069 sq ft outside, five bedrooms, a private pool and a rooftop-level wellness deck with an infinity pool. Faena Residences Miami

The twin 68-story towers on the Miami River include lofts, Sky Villas and penthouses, with penthouse pricing listed up to $39.5 million on the project page (The Real Deal reported asking prices up to $35 million in November 2025). The Real Deal reported a $30 million presale in the east tower in July 2026: a duplex of about 8,200 sq ft inside and 7,000 sq ft outside, with a private rooftop pool. See Faena Residences Miami.

Vita at Grove Isle

Twelve of the 65 homes are two-story penthouses, each with a private rooftop terrace, a full-size pool and a summer kitchen. Interiors range from about 3,559 to 7,027 sq ft. CMC Group's December 2025 release cited an available two-story penthouse at $22 million. The building is complete and closings are under way. View Vita at Grove Isle.

The Perigon Miami Beach

Penthouse West, a two-story unit atop the 17-story building, was offered at $37 million in May 2023, with 5,685 sq ft inside, 6,487 sq ft outside, four bedrooms and a 30-foot infinity pool. That is a 2023 price, so ask for current availability. Explore The Perigon.

The Ritz-Carlton Residences, South Beach

Two duplex penthouses with private rooftop pools are offered together at $125 million. Penthouse A is priced at $69 million, spans three levels, and has seven bedrooms and over 13,000 sq ft of indoor and outdoor space, according to a March 2025 announcement. Bentley Residences Miami

The developer's site describes two two-storey penthouses, each with a private elevator foyer, 22-foot ceilings, indoor and outdoor pools, and a Dezervator garage for up to seven vehicles. Bisnow (March 2025), citing DuPont Registry, put the top price at up to $37 million; the project page lists $37.5 million. Explore Bentley Residences.

How much is a penthouse in Miami?

In these new developments, penthouse-specific prices published since 2023 fall between $16.2 million and $125 million. The tower's entry price is far lower: Villa Miami starts at about $5 million and its penthouse is $55 million; Faena starts at approx. $1.4 million and its penthouses reach $39.5 million.

Two cautions apply. Asking prices and signed contracts differ, and several figures above are listings from 2023 to 2025. We found no dated, reputable record of a resale penthouse sale at these towers, because most are not yet delivered. Vita at Grove Isle is the one completed building.

What to know before buying a penthouse in a new tower

Buying from a developer follows Florida's condominium statute. Under section 718.503, the developer must furnish the prospectus or condominium documents, and a buyer may cancel in writing within 15 days after receiving all of them. Section 718.202 requires the developer to escrow deposits of up to 10 percent of the price while construction is not substantially complete. Confirm how these rules apply to your contract with a Florida real estate attorney.
