Edgewater's New Luxury Condos on Biscayne Bay

Villa Miami and EDITION Residences, the new luxury towers on Biscayne Bay in Edgewater, plus how the area compares with Brickell.

As of November 2026, two new-development luxury towers on Biscayne Bay in Edgewater are selling condos: Villa Miami, a 70-residence tower under construction with delivery expected in late 2027, and EDITION Residences, Miami Edgewater, a 185-residence tower that is still pre-construction after a legal dispute over its site was settled in September 2026. Villa Miami starts at about $5M, and EDITION starts at about $2M. Edgewater is the bayfront neighborhood north of Downtown Miami and south of Midtown.

Gabriella Gonda can share current price lists and arrange private sales-gallery tours for both towers. Edgewater also has completed condo buildings, and she can help with resale there as well. The site has no listings feed, so this page focuses on new development.

Prices are "from" figures from each project page on this site. They change, and Gabriella Gonda has current price lists.

Villa Miami

Villa Miami is Major Food Group's first branded residential tower. Terra and One Thousand Group are developing it with Major Food Group, ODP Architects designed the roughly 650-foot, copper-framed tower, and Charles & Co did the interiors. It has 55 floors and 70 residences, from three to six bedrooms. They come in four collections:

  • Villa Mezzo: half-floor homes.
  • Villa Piano: full-floor homes.
  • Villa Doppio: duplexes.
  • Villa Triplo: penthouses on levels 53 to 55.

Interiors measure about 2,936 to 11,910 square feet, and the penthouse exceeds 15,000 square feet. The Copper Club, a private club serviced by the team behind Carbone, occupies levels 3 to 5 as part of about 20,000 square feet of amenities. Construction began in December 2024, and the structure had reached the 37th floor by May 2026, according to Florida YIMBY. Delivery is estimated for late 2027. Explore Villa Miami.

EDITION Residences, Miami Edgewater

EDITION's first standalone residential tower is a 55-story, roughly 649-foot glass tower by Arquitectonica at 2121 North Bayshore Drive. Two Roads Development is the developer, Studio Munge designed the interiors and EDITION will manage and operate the residences. It has 185 residences from one bedroom plus den to four bedrooms, including three tri-level penthouses. Interiors measure about 1,919 to 3,760 square feet in the published floor plans, with generally four residences per floor. The site has about 800 feet of frontage on Biscayne Bay, and amenities cover about 45,000 square feet. Pricing starts at about $2M, per the developer in 2024.

The site's history matters for timing. Florida YIMBY and Commercial Observer both reported on September 2, 2026 that Two Roads settled with the remaining owners of the Biscayne 21 condominium that stood on the site, ending a dispute that began in 2023. Commercial Observer reported that demolition was set to begin in September 2026. Neither report gave a construction schedule or completion date, and the developer has not announced a delivery date. Other notable Edgewater developments

Aria Reserve, from developer Melo Group at 725 NE 24th Street, is a twin-tower project of 62 stories each and 782 residences in total, with 383 in the South Tower and 399 in the North Tower. Resident.com reported in October 2026 that the North Tower had received its temporary certificate of occupancy, and that the development was set for full completion by the end of 2026. Gabriella Gonda does not currently list it as a project on this site.

What Edgewater is

Edgewater is a Miami neighborhood on Biscayne Bay, north of Downtown and the Arts & Entertainment District and south of Midtown and the Upper Eastside. Wikipedia describes it as roughly bounded by North 17th Street to the south, North 37th Street to the north, the Florida East Coast Railway and East First Avenue to the west, and Biscayne Bay to the east. It notes that the area has grown in popularity since 2000, mainly because of its closeness to Downtown and districts like the Design District.

Facts a buyer can check:

  • Margaret Pace Park: an 8-acre bayfront park created in the late 1960s, with tennis courts and fitness equipment. EDITION's site sits immediately north of it, and the project plans a connection to the Miami Baywalk and the park.
  • Biscayne Boulevard: the neighborhood's main north-south corridor. The MiMo-style Bacardi Building stands at NE 21st Street and Biscayne Boulevard.
  • Neighbors: Midtown, Wynwood and the Design District are adjacent.

What to know about buying new construction in Edgewater

  • Unit counts are modest. Villa Miami has 70 residences and EDITION has 185. The Brickell-area towers on this site range from 152 to about 434 residences.
  • Delivery dates are developer estimates. Villa Miami is expected in late 2027. EDITION has no announced date, so older figures online may be out of date. One brokerage article still lists EDITION at an estimated 2026 delivery.
  • Status differs. Villa Miami is under construction. EDITION is pre-construction and was waiting on site control until September 2026.
  • Deposits and contracts. The pre-construction buying guide explains deposits, timelines and closing. Florida's condo rules for new buildings are in Florida condo law for new construction. Buyers should have a Florida real estate attorney review any contract.
  • Foreign buyers. See the foreign-buyer guide, and confirm tax and legal points with a Florida real estate attorney or tax advisor.
  • Branded service. Both towers carry a food or hospitality brand. The branded residences guide compares what comes with each, and EDITION Edgewater versus EDITION Miami Beach separates two similarly named projects.

Edgewater vs Brickell

Both neighborhoods sit on Biscayne Bay and have new luxury towers. The differences below are factual, not a ranking. Which fits depends on the buyer. See Brickell's new luxury condos for that side.

  • Location: Brickell is south of the Miami River and is Miami's financial district. Edgewater is north of Downtown and the Arts & Entertainment District.
  • Transit: Brickell has a Metrorail station and, per Wikipedia, five stations of the free Metromover's Brickell Loop. For Edgewater, check Miami-Dade County's transit maps for the specific address.
  • Open space: Edgewater has the 8-acre Margaret Pace Park on the bay. Brickell Key is a separate island east of Brickell.
  • Scale of new projects: the Brickell-area towers on this site have 152 to about 434 residences each. Edgewater's two towers are both 55 stories, with 70 and 185 residences.
  • Price reference points: new-development "from" prices on this site are $2M at EDITION and $1.8M at Cipriani, and Gabriella Gonda has current numbers.
