EDITION Residences Edgewater vs EDITION Miami Beach

By Gabriella Gonda · · 4 min read

EDITION Residences Edgewater is a planned 185-home tower on Biscayne Bay. The Miami Beach EDITION is an operating hotel with 26 residences. Here is the difference.

EDITION Residences, Miami Edgewater and the Miami Beach EDITION are two separate properties at very different stages. EDITION Residences, Miami Edgewater is a planned 55-story residential tower at 2121 North Bayshore Drive, with no construction start date announced as of late October 2026. The Miami Beach EDITION is an operating hotel at 2901 Collins Avenue with 26 branded condominium residences that opened in 2014. Searches for "EDITION residences Miami" return both, which is the source of the mix-up.

EDITION Residences, Miami Edgewater

This is a new development on Biscayne Bay in Edgewater, Miami.

  • Tower: 55 stories and about 649 feet, designed by Arquitectonica (Bernardo Fort-Brescia).
  • Residences: 185 homes from a one-bedroom plus den to four bedrooms, plus three tri-level penthouses. Published floor plans run from about 1,919 to 3,760 square feet.
  • Developer: Two Roads Development. Interiors are by Studio Munge, landscape by EDSA, and the residences are to be managed and operated by EDITION.
  • Site: about 800 linear feet on Biscayne Bay, with a planned connection to the Miami Baywalk and Margaret Pace Park. Amenities total roughly 45,000 square feet.
  • Services: EDITION-style services without hotel rooms. The tower has no hotel (Miami Luxury Homes, 2023).
  • Pricing: from approximately $2 million, per the developer in 2024. Prices change, and Gabriella Gonda can share current price lists.

Where the project stands in late October 2026

The site was previously the Biscayne 21 condominium. On September 2, 2026, Florida YIMBY reported that Two Roads had reached and funded a settlement with the remaining Biscayne 21 owners, resolving the litigation over ending that condominium. Bisnow reported the settlement at about $50 million, and Two Roads did not disclose terms.

The settlement clears the way for redevelopment. No construction start date or completion date has been announced, and the project page lists delivery as not yet announced. Older marketing pages show earlier dates, such as 2026, that predate the litigation. Treat those as outdated and ask for the current schedule before relying on any date.

The Miami Beach EDITION and its residences

The Miami Beach EDITION is an oceanfront hotel at 2901 Collins Avenue, in Mid-Beach.

  • Hotel: 294 guest rooms and suites, with restaurants by chef Jean-Georges Vongerichten (EDITION Hotels).
  • History: it was built within the structure of the former Seville Beach Hotel, which opened in 1950. Ian Schrager developed it with Marriott International, and John Pawson was the architect. It opened in late 2014 (The Real Deal, Feb 2015).
  • Residences: 26 branded condominium residences on the upper floors of the hotel building. A two-story penthouse sold for $6 million in February 2015 (The Real Deal).
  • Today: the residences sold years ago, so any purchase now is a resale from an owner rather than from a developer.
