By Gabriella Gonda · · 6 min read

Land area, lot minimums, 2026 millage rates, Q2 2026 median prices and distances for Weston, Davie and Southwest Ranches, from official and dated sources.

As of late October 2026, the three towns differ most in land and lot size. Weston is a master-planned city of 25.8 square miles incorporated in 1996. Davie covers about 35 square miles and was first incorporated in 1925. Southwest Ranches covers about 13 square miles, was incorporated in 2000, and requires roughly an acre or more per home site. In Miami REALTORS' Q2 2026 report the single-family median sale price was $920,275 in Weston, $850,000 in Davie and $1,497,500 in Southwest Ranches.

The facts below are for buyers choosing among the three and owners weighing a sale. They are comparison data only, not a ranking.

Size and history

  • Weston (city): incorporated September 3, 1996, after voters in the Indian Trace Community Development District approved it. The city reports 16,539 acres, or 25.8 square miles, after a 2004 annexation. See the Weston neighborhood page.
  • Davie (town): first incorporated November 16, 1925, according to the Town of Davie's centennial materials. The town describes itself as covering "a lush 35 square miles within central Broward." See the Davie neighborhood page.
  • Southwest Ranches (town): council members were elected July 25, 2000, and the town was in business from then. The town reports "approximately 13 square miles." See the Southwest Ranches neighborhood page.

Wikipedia lists the 1925 town date and also a formal incorporation on September 19, 1963. This article uses the town's 1925 date.

Lot sizes, zoning and housing types

  • Weston: a master-planned city made up of named communities with homeowners associations. Examples are Weston Hills Country Club, Savanna and Windmill Ranch Estates. Housing includes single-family homes, townhomes and condos; Miami REALTORS reports separate condo and townhome statistics for Weston.
  • Davie: the Town's farm guide allows livestock, including horses, in the RR, AG, A-1 and R-1 districts on lots of 35,000 square feet or more. Housing includes single-family homes and condos and townhomes (both in Miami REALTORS' city reports).
  • Southwest Ranches: the town describes itself as "a rural environment, filled with grazing animals, nurseries, farms" and says residential home sites have "a minimum of one and two and one-half acres." The Unified Land Development Code sets these minimums:
    • Rural Estate (RE): at least 1 net acre.
    • Rural Ranches (RR): at least 2 net or 2.5 gross acres.
    • Rural Ranches-A (RR-A): at least 2.5 net acres.
    • Agricultural Estate and General Agricultural (A-1, A-2): 2 net or 2.5 gross acres for residential use.

Miami REALTORS' Q2 2026 condo and townhome city table shows no sales for Southwest Ranches.

Property tax millage rates

Millage is the tax rate per $1,000 of taxable value. The Broward County Property Appraiser (BCPA) publishes the totals below for the 2026 tax year (final rates). Weston and Davie each have two codes because part of each city falls in the North Broward Hospital District and part in the South Broward Hospital District.

  • Weston: 17.5663 mills (code 3312, North Hospital) or 16.4077 (code 3313, South Hospital). The city operating rate is 3.5046.
  • Davie: 19.4550 mills (code 2412, North Hospital) or 18.2964 (code 2413, South Hospital). The town operating rate is 5.3392, plus 0.0541 for debt.
  • Southwest Ranches: 16.8031 mills (code 3413). The town operating rate is 3.9000.

For comparison, the BCPA's 2025 totals were 17.4429 and 16.2843 for Weston, 19.8940 and 18.7354 for Davie, and 16.8379 for Southwest Ranches. A tax bill depends on assessed value, exemptions and the parcel's millage code, so confirm a specific property with the BCPA. Readers should consult a tax advisor.

Median sale prices

All figures come from one source, Miami REALTORS' "Broward County Local Residential Market Metrics, Q2 2026," for single-family homes.

  • Weston: $920,275 median, 169 closed sales, 47 days median time to contract, 4.9 months of supply.
  • Davie: $850,000 median, 168 closed sales, 31 days median time to contract, 3.8 months of supply.
  • Southwest Ranches: $1,497,500 median, 24 closed sales, 48 days median time to contract, 8.7 months of supply.

Southwest Ranches had 24 closed sales, so its median can move sharply from quarter to quarter. Compare year-over-year changes with caution: the report shows medians down 7.3% in Weston and 22.8% in Southwest Ranches and up 6.4% in Davie from Q2 2025.
